Delivered through a 50/50 joint venture partnership between Countryside and L&Q, Beam Park provides 3,000 homes over 31 hectares of the former Dagenham Ford site in Rainham. The complex and highly constrained GLA-owned site stretches across two London boroughs; Barking and Dagenham to the west, Havering to the east.

The development provides a complete framework for living in an inclusive neighbourhood of 50% affordable homes. Supporting amenities include a new rail station, commercial, leisure, community facilities and two primary schools.

A collection of distinct brick-and-mortar architectural typologies along typical London streets respond to varied landscape settings, forming a townscape. A hierarchy of streets and squares create a coherent urban experience, punctuated by marker buildings to aid navigation and create special moments within the masterplan.

Beam Park welcomed its first residents in December 2020 as part of the first phase of development that includes 640 new homes, a primary school and parkland. Construction has also begun on the second phase of development that delivers 514 homes and a 3.5-hectare public park. Phase 1 is expected to complete in 2022, with Phase 2 culminating in 2023.
