This joint-venture between London South East Colleges (LSEC) and L&Q will provide a new consolidated college building for LSEC alongside a supporting mixed-tenure residential development.  The project provides 294 homes over two phases, including 50% affordable homes (in affordable rent and shared ownership tenures).

The masterplan is designed to re-establish historic street frontages that had been lost in the development of the original college campus.  This includes a stronger presence for the college on Plumstead Road and a consolidated frontage that includes ground floor non-residential uses. New homes with front door access onto streets help to reinstate the residential nature of Villas Road and Invermore Place and a generous internal courtyard provides south-facing shared amenity space for residents.  The residential buildings are clad in brick, with recessed balconies and a palette of brick types and details used to help embed the proposals in the existing context, from the urban setting of Plumstead Road to the park setting of the park to the south.
